Lauderhill is a city of 75,000 located in central Broward County, 30 miles north of Miami and 8 miles west of Fort Lauderdale. Lauderhill is less than 15 miles from Fort Lauderdale International Airport and Port Everglades, one of the largest cruise ship terminals in the world.

Lauderhill is a diverse city with the largest population of Caribbean-descent residents, by percentage, in South Florida. Housing styles are roughly equally divided between single family homes, apartments, and condominiums built for migrating retirees.

The State Road 7 area has been designated a Transit Oriented Corridor by Broward County and is being rezoned for intensive redevelopment to accommodate the projected population growth in Broward County over the next 20 years. The State Road 7 CRA area has been designated for 5,000 additional residential units as part of that plan.

The Plan for the Central CRA area is to encourage the redevelopment of single-family and owner-occupied housing. Many of the multi-family and condominium units in the area were originally built for retirees in the 1970s and have turned into investor-owned rental units as the original owners passed them onto their heirs. These absentee landlords and their itinerant tenants have neglected the upkeep of Central Lauderhill.
